buy-to-let range. Lenders will use a rental calculation on most occasions being 125% of the mortgage payment. Some products also offer free survey and free legal fees.

ERL are able to give you a free mortgage illustration which covers current rates and arrangement fees charged by individual lenders, dependent on the deposit available.

You will usually need to insure your building although many leasehold properties are insured by the freeholder.  We also strongly recommend a specialist landlords insurance which provides public liability insurance in the event your tenant has an accident in the property.
