Seller's Solicitor/Conveyancer
- Obtains your Title Deeds and asks that you complete a questionnaire
- Prepares and sends out a package of legal information and a Contract of Sale
- Will answer questions and asks you to sign the Contract of Sale
- Asks for settlement figure for any mortgage or secured loans there may be
- Talks to all parties and negotiates a Completion Date (moving date)
Buyer's Solicitor/Conveyancer
- Organises searches at the local authorities, may ask for a payment once
- contracts have been received from the seller's solicitors
- Check the title to the property, deals with information received and deals with any question you may have
- Asks for your deposit after receiving responses to questions raised,
- and for your signature on the Contract
- Receives the Mortgage Offer from your lender, deals with any conditions on your behalf
- To allow the Exchange of Contracts
Seller's Solicitor/Conveyancer
- Receives the deposit as a downpayment
- Sorts out final accounts and will provide a final account for approval. Collection at this stage of
- any funds required
- Approves and arranges the Deed of Transfer for your approval and signature
Buyer's Solicitor/Conveyancer
- Scrutinises search results and addresses any potential problems
- Sends deposit to Seller's Solicitor
- A final completion statement is prepared for your approval
- Collection of any funds required
- Preparation of Deed of Transfer and Mortgage Deed for approval and signature
- Final searches for debt and bankruptcy
Seller's Solicitor/Conveyancer
- Settles outstanding mortgage
- Notifies HM Land Registry of completion of the sale
- Transfers the Deeds of the property to the purchaser and sends balance of money to you
Buyer's Solicitor/Conveyancer
- Receives Deeds
- Arranges for Stamp Duty payments
- Sends off application to HM Land Registry to register new owners
- If the property is mortgaged the deeds are sent to the lender
