Since its foundation 22 years ago, Pace has established itself as a leader in property lettings, property sales and block management. Our history is already peppered with milestones and achievements which is testament to our continued growth in a competitive industry. 

Timeline

  • 2015

    Pace continues to significantly develop its block management department, offering great service and value to leaseholders and freeholders throughout Essex and the South East of England.

  • 2014

    Pace Plc celebrates 20 years in business.  As one of the area’s largest lettings agencies, PACE is chosen by its clients for its customer service, honest advice and most importantly, its ethical approach to all property matters.

    Commenting on this impressive business milestone, Managing Director Crystal Horwood said; “Our clients know that with Pace Plc their property sales, letting or management will run smoothly from beginning to end.   • 2013

    The company continues to embrace modern technology introducing a bespoke Lettings management application for use with iPads.

  • 2013

    Sophisticated software is introduced to enable the use of online payments systems and paperless sign-ups for more efficient property management and ease of use for tenants.  

  • 2012

    Having been with Pace for one year, Lisa Clark is promoted to Residential Sales Manager as a result of delivering excellent customer service and achieving the best possible house sale prices for clients.

  • 2012

    Pace wins the Letting Agent of the Year award from the UK Landlord Accreditation Partnership and attends a prestigious award ceremony in London to receive the accolade. 

  • 2012

    Martin Ransom is instrumental in setting up SEAL:  the South East Association of Landlords.  The group is established to ensure Southend landlords operate to a minimum standard when maintaining their rental properties.  SEAL’s main objective is to work with Southend Borough Council and offer a real alternative to controversial Selective Licensing schemes.

  • 2012

    Pace wins a silver medal at the prestigious Sunday Times Letting Agency of the Year awards.  The judges recognise that whilst PACE works hard for its landlord clients, its success as an agent is also because the staff understand the needs of the tenant.

  • 2011

    Pace offers Block Management to external customers for the first time,   undertaking the running of blocks of flats and advising Leaseholders and Freeholders on matters such as switching managing agents and reducing service charges.

  • 2010

    Martin Ransom is employed as Branch Manager with a wealth of experience in the property and finance industries, including as Head of Operations for the London Scottish Banking Group.

  • 2010

    Crystal Horwood takes over the business as Managing Director and the company undertakes a re-brand to the current corporate identity.

  • 2008

    Marcus James begins working for Pace as a lettings negotiator and Kelly Jenkins, is employed as an Accounts Assistant.  Both Marcus and Kelly embark on a series of training courses and are encouraged to gain additional qualifications.  Marcus is now the Lettings Manager and Kelly heads the finance department.

  • 2007

    Crystal Horwood is asked to rejoin the family firm as Business Development Director, returns to the UK and becomes a member of the NAEA.  Crystal endeavours to improve customer service and grow the business.  All senior staff are now expected to pass the technical training award and become members of the NAEA and ARLA. 

  • 2005

    Pace relocates to the current larger, modern offices on Southchurch Road.

  • 2005

    Pace establishes an Estate Agency department with the aim to offer the same exceptional service experienced by clients of the PACE Lettings agency for those wishing to sell property. 

  • 2002

    The company moves to a larger workplace in Westcliff on the London Road.

  • 2001

    The company acquires the lettings business of a local agent and begins to let properties for third parties.   The company is in a unique position since it now owns a portfolio of 120 properties. Being a landlord itself, the company truly understands the challenges its clients experience. As such, the company takes a proactive role in working directly with local stakeholders and decision makers to ensure the best interests of landlords and tenants.

    Pace now owns 100 residential properties in Southend.

  • 1994

    Property and Commercial Enterprises (Pace) Plc is founded as a property management company to manage a private portfolio of local flats and houses.

#GE2017 - Will there be an impact on Housing Legislation?

Looking at this week’s General Election, we’re considering how the different results may impact upcoming Housing Legislation.

Firstly, it is likely that some of the pending legislation will be delayed or even lost if a new Housing Minister is appointed.

Banning Letting Agent Fees - The Government published its consultation paper on the banning of letting agent fees paid by tenants and the consultation itself continues until last Friday, 2 June 2017.

After renovating a block of 21 flats to place into our rental portfolio we instructed PACE and gave them two weeks to let all the units on a sole agency basis. They marketed the flats for a week and conducted a strict open house event on the following Sunday for 4 hours. Within this slot 15 flats were let with the remainder let the following week.
