We offer an advisory service to investors entirely free of charge. If you have seen a property you like on the market with a non-specialist agent (or you just want an unbiased opinion) we will be delighted to review the details or visit the property with you to advise on rental value and likely necessary works (This is not a full survey but will assist you in your initial evaluation of the property). We can also recommend reliable contractors or completely project manage the refurbishment for you.

What rental returns can I expect?


In April 2011 we reviewed 54 properties in the Southend area and found gross yields of between 5% and 9% with an average of 6.5%.

Houses often give a higher yield and tenants usually stay longer. However, the initial investment is higher and the risk is more concentrated as you have, for example, 1 house instead of 2 flats. With 2 flats, it would be less likely that they would both be empty at the same time leaving you with no income for a period.

Why invest in property?


The desire amongst UK residents to own their own home is evident but affordability issues and insecurity in the job markets has led to an increasing number of people turning to the rental market. The reduction in social housing programmes has swayed tenants who would probably have applied to the Council to look more toward the private rental market.

The outcome is an unprecedented demand for rental properties. Buy-to-let investors have benefitted from this significant increase in demand, enjoying strong investment growth throughout a challenging period of economic down turn.

With savings interest rates at an all-time low, investors are increasingly looking to the property markets. Properties are currently available at prices that offer a good return on investment. Our recent survey of available properties demonstrated an average and attractive gross yield of 6.5%.
